Void Property Clearance Across Scotland
Void properties emptied across Scotland for housing associations, councils and portfolio landlords — abandoned belongings, furniture, white goods and rubbish out, floors swept, keys back — usually inside 48 hours of instruction.

Scotland’s junk
Every void day costs somebody rent
Void turnaround times are measured, reported and paid for. We are built around that: instruction in, crew out, property emptied and swept, photographs and paperwork back the same day where the job allows. Repairs can start the following morning instead of waiting a fortnight for a clearance slot.
- 48 hours from instructionBooked fast because void days are what get measured.
- Photographed on completionBefore and after photos back with the paperwork.
- Full duty of careTransfer notes for every property, filed against the address.

What we take
What we'll take on your void property clearance, and the few we won't
If it's not on the no-list, our void property clearance crews will almost certainly take it. Not sure? Send a photo.
We take
- Abandoned furniture & beds
- White goods & appliances
- Carpets, flooring & curtains
- Bagged rubbish & clutter
- Kitchenware & personal effects
- Garden waste & shed contents
- Bulky items & mattresses
- Old TVs & electricals
- Broken flat-pack
- Anything the tenant left behind
We cannot take
- Asbestos
- Gas bottles & cylinders
- Wet paint & solvents in bulk
- Clinical or hazardous waste
- Car batteries & tyres
Anything on the “cannot take” list needs a licensed specialist — ask us and we will point you the right way.
Who this is for
Void Property Clearance for every situation
For commercial clients
What you need on file before we quote your void property clearance
Everything a main contractor, facilities manager or surveyor asks for, answered before you have to ask.
RAMS before we start
Risk assessments and method statements issued for every commercial job, written for the actual site rather than a template. Send us your pre-construction information and we will work to it.
Insurance you can verify
Public liability and employer's liability cover in place, with certificates supplied on request before works begin. If your framework needs a specific limit, ask us and we will confirm in writing.
CDM-aware on site
On notifiable projects we work under the principal contractor's arrangements — site induction, permits to work, and our operatives sequenced into your programme rather than turning up unannounced.
Out of hours as standard
Evenings, nights and weekends at no premium on planned work, so a live building keeps trading and a site keeps moving. Phased floor-by-floor handover where you need it.
Diversion figures you can report
Waste segregated by stream and a diversion-from-landfill figure supplied per project, which is what BREEAM assessors and ESG reporting ask for. Over 80% diverted across our work.
The paperwork, every load
A duty-of-care waste transfer note for every single uplift under SEPA registration WCR/R/3002381, filed and reissued on request. Consignment support where a licensed specialist handles the hazardous side.
Before any refurbishment or demolition work, a refurbishment and demolition asbestos survey is the duty holder's legal responsibility under the Control of Asbestos Regulations 2012. We do not disturb asbestos — where a survey identifies it, a licensed contractor removes it before we begin.

About this service
Void clearance built round the re-let clock
A void is not really a clearance job, it is a scheduling one. The clearance sits at the front of a chain — clear, inspect, repair, decorate, re-let — and every day it slips pushes the whole chain back. That is why we take void instructions by email with nothing more than an address and a couple of photos, and why we quote per property in bands rather than sending someone out to survey first.
Everything is documented against the address: a waste transfer note carrying our SEPA registration, completion photographs, and where a property contained personal effects, a note of what was found and how it was handled. That record is what a housing officer needs if a former tenant makes a claim months later, and it is the part most clearance firms leave out.
Questions
Frequently asked questions
Usually within 48 hours of instruction, and often the next day. Void days are the metric that matters, so speed is the point of the service.
Yes — completion photographs come back with the paperwork, filed against the address, so the housing officer has evidence of the condition handed over.
Anything that looks like documents, photographs or items of obvious personal value is set aside and reported rather than binned, so you can follow your own abandonment procedure.
Yes. We work rolling void programmes for associations and portfolio landlords with banded pricing and one point of contact.
From £100 + VAT for a light void up to £550 + VAT for a fully furnished property. Photos give you a fixed price straight away.
