Hotel & Hospitality Clearance in Scotland
Hotels, guest houses and function venues cleared across Scotland — bedroom FF&E, mattresses, bar fit-outs and function furniture — worked floor by floor around guests so the refurbishment stays on programme and the hotel stays open.

Scotland’s junk
Refurbishments cleared around your guests
A hotel refurbishment rarely closes the whole building. We work the way your programme does: one floor at a time, service lifts and back-of-house corridors, early starts before breakfast service. Old beds, wardrobes, mattresses, soft seating and bar fittings come out; the corridors stay clear and the guests upstairs never know we were in.
- Floor by floorPhased to your programme so the hotel keeps trading.
- Back of houseService lifts and staff corridors, never through reception.
- FF&E re-homedUsable furniture donated or re-sold; the rest recycled.

Who this is for
Hotel & Hospitality Clearance for every situation
For commercial clients
What you need on file before we quote your hotel & hospitality clearance
Everything a main contractor, facilities manager or surveyor asks for, answered before you have to ask.
RAMS before we start
Risk assessments and method statements issued for every commercial job, written for the actual site rather than a template. Send us your pre-construction information and we will work to it.
Insurance you can verify
Public liability and employer's liability cover in place, with certificates supplied on request before works begin. If your framework needs a specific limit, ask us and we will confirm in writing.
CDM-aware on site
On notifiable projects we work under the principal contractor's arrangements — site induction, permits to work, and our operatives sequenced into your programme rather than turning up unannounced.
Out of hours as standard
Evenings, nights and weekends at no premium on planned work, so a live building keeps trading and a site keeps moving. Phased floor-by-floor handover where you need it.
Diversion figures you can report
Waste segregated by stream and a diversion-from-landfill figure supplied per project, which is what BREEAM assessors and ESG reporting ask for. Over 80% diverted across our work.
The paperwork, every load
A duty-of-care waste transfer note for every single uplift under SEPA registration WCR/R/3002381, filed and reissued on request. Consignment support where a licensed specialist handles the hazardous side.
Before any refurbishment or demolition work, a refurbishment and demolition asbestos survey is the duty holder's legal responsibility under the Control of Asbestos Regulations 2012. We do not disturb asbestos — where a survey identifies it, a licensed contractor removes it before we begin.

About this service
Hospitality clearance, phased around a live building
Hospitality clearance is a logistics problem more than a lifting one. The lorry cannot block the porte-cochere at check-in, the lift is shared with room service, and the fire corridors have to stay clear the entire time. We plan the route before the first bed comes apart, work back of house, and phase each floor so your contractor gets an empty deck exactly when the programme says.
There is a lot of usable furniture in a hotel refurbishment and very little reason for it to go to landfill. Beds, wardrobes and seating in good order are offered for re-use or donated, mattresses go for recycling rather than into general waste, and in-room electricals are handled under WEEE (anything with a plug or a battery). You get a transfer note per phase and diversion figures for the group's sustainability reporting.
Questions
Frequently asked questions
Yes — almost all of our hospitality work is phased around a trading hotel, using back-of-house routes and early starts so guests and reception are unaffected.
Yes, in any quantity. Mattresses are kept out of general waste and sent for recycling, which matters when a refurbishment produces a hundred of them at once.
Beds, wardrobes and seating in good order are offered for re-use or donated to local charities wherever we can. Only what nobody can use gets broken down for recycling.
Yes. We run phased programmes across multiple sites with one contact, consistent per-room pricing and consolidated paperwork.
By volume, from £100 + VAT, usually quoted per floor or per phase. Send the room count and the programme dates for a fixed price.
